How do I book a parking spot on Spotzy?
Search by address or neighbourhood, pick the start and end times of your visit, then confirm payment. The spot is reserved instantly and the Host gets the booking details. You receive a confirmation email with the exact address and any access instructions the Host has shared.
Can I cancel or modify a booking?
Yes. Free cancellation is available up to 24 hours before the booking starts. After that, the Host keeps the night rate as a courtesy. You can modify the booking window directly in your dashboard; the price adjusts to the new duration automatically.
What happens if I arrive late or my plans change?
Your spot is reserved for the full window you booked. If you arrive late, the spot is still yours. If you need to extend on the spot, open the booking in the app and extend — the Host approves automatically if the bay stays free.
For Hosts
How do I list my parking spot?
Sign up, add the address, photos, and your hourly rate. You can publish drafts and edit anytime. To accept bookings, you complete Stripe Connect (a one-time payout setup) and then click Publish. Hosts in Belgium can keep their VAT-exempt franchisee status if they qualify.
How much can I earn?
It depends on your location and price, but Hosts in Brussels typically earn €200 to €400 per month with regular bookings. You set the rate, the daily/weekly/monthly discounts, and your own availability windows.
When and how do I get paid?
Spotzy pays you through Stripe Connect after each booking is complete. Funds land in your bank account within 2 to 3 business days. Spotzy keeps a transparent platform fee — you see the net amount before you publish a listing.
Payments & fees
What fees does Spotzy charge?
Spotzy charges a 15% platform fee on top of the Host's net price. The fee is shown clearly in the price breakdown before you book. Hosts receive 100% of the rate they set; the Spotter pays the fee on top.
Is VAT included in the price I see?
Yes. Spotzy is always VAT-registered, so the Belgian 21% VAT on the platform fee is included in your total. If your Host is VAT-registered, their rate also includes 21% VAT. Hosts under the Belgian small-business franchise (under €25 000/year) charge no VAT on their portion.
Which payment methods are supported?
All major credit and debit cards (Visa, Mastercard, American Express), Bancontact, and Apple Pay / Google Pay on supported devices. Payment is processed by Stripe — Spotzy never stores your card details.
Legal & data
Is my vehicle insured when parked?
Standard parking on private spots is not covered by Spotzy. Your own auto insurance applies. Spot Managers operating pools carry RC (third-party liability) insurance — look for the Spot Manager badge on listings if that matters to you.
How does Spotzy handle my data?
We collect only what we need to run bookings and payments, and we never sell your data. You can export everything or delete your account from your profile page. Read our full Privacy Policy for details and contact dpo@spotzy.be for any GDPR request.

What is a Spot Manager?
A Spot Manager operates a pool of parking bays — typically a property manager or operator with a private car park. Spot Managers carry RC insurance, manage multiple bays under one listing, and can opt in to Block Spotter reservations for events or hotels.
For Block Spotters
What is a Block Spotter?
A Block Spotter is a company that reserves multiple bays in bulk — for example, a hotel pre-reserving 20 bays for a guest event. Block Spotters get a single bill, guest-allocation magic links, and risk-share pricing options with the Spot Manager.
